Waveney Avenue  London

Waveney Avenue is a three-storey, semi-detached Victorian property which has been fully reconfigured on every floor and enlarged through the addition of a ground floor rear extension, as well as a new loft extension to suit the needs of a three generation household and two dogs.

The project utilises a simple but elegant palette of robust contextual materials. The rear extension is comprised of pale Danish bricks and is complemented with terrazzo elements.

Large bespoke oak framed windows connect the kitchen and dining room to the garden where the same brick has been used to construct planting beds, retaining walls and benches.

 The material palette continues through into the interior, providing richness in texture and warmth. An elongated spiral staircase leads to the upper levels with the three refurbished bedrooms and bathrooms.

 The loft provides a separate space for the eldest member of the family and has a small balcony with views over the rear garden. The loft has been constructed with yellow stock brick salvaged from the ground floor and blends in with the existing house. A circular opening in the roof, gives extra light to the space and provides a focal point when entering the loft.

 The overall design strategy has not only delivered a much improved flexible layout for the family but also provides a aesthetical coherence to the entire property.
